Property is sold in one of two ways, cash sale, or owner financing. Our preference is to sell you property cash, as Title is transferred as quickly as we can get it to you. You then have the right to build or enjoy your property immediately.
Some of our customers will get a private loan from their bank or credit union, and the property is used as collateral. There are sites that offer financing for land lots, such as Rural 1st https://rural1st.com/loan-types/lot-loans (we have no affiliation or relationship with this company). Again, full payment allows us to deed the property to you immediately. This is our preferred way of conducting business.
We offer financing on lots for $20,000 or less, on three-year terms. There is no credit check. Please hit the “reserve now” button where you will be charged the Documentation Fee of $399. This fee is a onetime charge and is nonrefundable. We will then reach out to you to get the information required complete a land contract. This is usually generated in a day or two after the reserve has been paid. We will set you up on a monthly payment basis. Once the lot has been fully paid, we will transfer Title electronically, and send you all the documents as soon as we have confirmation from the Recorders office.. There is no prepayment penalty, and there are no hidden fees. There is an upcharge for financing to cover our costs for bookkeeping and vendor charges.
We welcome working with Title Companies. In some states, we must transfer title with an attorney, and yet in other states, title is closed in a combination of attorney/title. There is no documentation fee charge when working with Title or an attorney, as they will charge you directly for the documents that they prepare.
We are not. We are a private investment group.
We pay the property taxes until the lot is yours. Once title has transferred, property taxes are your responsibility. Please check with the county assessor to see if the fee schedule has changed. We are happy to share what we have paid for the current year with you.
We encourage our clients to view the property prior to purchase. However, we do not currently have a “Reserve” or “hold” feature. We may develop something in the very near future, especially for high acre properties.
